Mortgage Wisdom - Natan Goorjian, Finance Consultant

Observations from the trenches with a Rate Detective mortgage broker.

Sometimes your credit rating can be bad without you knowing it

Recently we have had a higher number of finance enquiries from you than usual. If the team and myself haven't gotten back to absolutely everyone on time I absolutely apologise. Its not like us. You will all be reached soon. We are all working crazy hours and weekends to catch up, but the story I am about to share makes the hard work worth it.

During this recent busy spell one couple's home loan was declined by one of the large banks due to poor scoring in their credit report.  There was no further explanation in the letter declining the loan we received from the bank.

So we had to chase the bank to find out the exact details of the problem. Plus we had to do it quick because I didnt want to have to call up the clients and explain that the loan was declined, but without being able to say why.

After speaking to the actual credit person inside the bank that had declined the loan, we found out that there was 2 defaults, one unpaid for over $800! As much as I would have loved to argue with credit to approve the home loan I wasn't going to get anywhere.

Next we spoke to the customers to find out what happened in regards to these defaults and were they aware of them? Apparently they had paid these debts and did not understand why this would be listed as unpaid on their credit record. This being the case we directed them to call the institution who the default was listed with and to ask for a letter of apology about the mistake and to agree to lift the default from the couples record.

Armed with this evidence we sent the apology back to our same credit person who had declined the loan and who we had spoken to and invited him to recheck their now clean record.

Today I can say the loan is back, running smoothly & the credit people at the bank have agreed the unpaid default and credit record problem has now been fixed. Of course the customers are over the moon.

The team here and I could not possibly have helped so many people here in the way that we helped this couple without pushing the limits and dealing with many stresses & obstacles. I personally want to thank my colleagues and especially the admin staff working on my own finance files for allowing me to help more people with their finance enquiries these last couple months than at any other time in my career. I honestly, could never have done it without you.
